Open from April to October, Manor Farm at Catthorpe is a beautiful south-facing site in the heart of the Midlands, overlooking the River Avon Valley. This pleasant bolt hole makes an ideal place for walks, cycle rides and ambles to the nearby village pubs. Or simply kick back and relax after a day pounding the streets of Coventry, Northampton, Birmingham and Leicester, all within easy reach. With our exceptionally well-connected road network, you can travel from cities to the English countryside very fast!
We are a working farm with an award-winning Farm Shop and Restaurant on-site. We offer the best breakfasts, lunches and cakes around, and the farm shop is stocked with everything you need for cooking a delicious, locally sourced dinner! The Kitchen Restaurant is open 7 days week, 9am - 5pm, serving delicious meals and sweet treats.
We offer grass pitches suitable for motorhomes, touring caravans and tents with electric available if required. We are in the perfect spot to to explore with the sleepy village of Catthorpe and there are plenty of walking and cycling routes. Other nearby attractions include, Rugby School and Museum (10 minutes); Draycote Water (25 minutes), a nearby reservoir great for fishing, sailing and hiking; Foxton Locks on the Grand Union Canal (30 minutes); Armourgeddon (20 minutes), where you and your crew can drive tanks in epic paintball battles. For those a bit young for such things there’s also Drayton Manor Theme Park (40 minutes) with its wide range of action packed rides.

Manor Farm accepts no liability for loss or damage to possessions and/or personal injury. In making a booking you are accepting full responsibility for yourself, and your booking party and you are agreeing to abide by these terms, rules and conditions. All cars, vehicles, motorbikes, bikes or other vehicles are parked at their owner’s risk. Manor Farm accepts no liability for loss or damage to cars, vehicles, motorbikes, bikes or other vehicles.
Contract:
By submitting a booking (online or directly with Manor Farm) you are deemed to have accepted these terms, rules and conditions below.
These terms, rules and conditions may change at any time and any new conditions or amendments will apply to your booking.
If you do not adhere to our terms, rules and conditions or fail to pay for your accommodation, you will be in breach of your contract (booking) and will be made to leave.
Your Booking:
When making a booking you agree that you or at least one member of your party is twenty one (21) years or over, you have the authority of all persons in your party to book on their behalf, you accept these rules, terms & conditions and you agree to be responsible for any loss or damage caused by any member of your party.
A booking cannot be made for more than 28 days. A person or persons may not stay onsite for longer than 28 consecutive days.
We reserve the right to accept or decline bookings entirely at our discretion.
If you want to amend your booking, you must notify us as soon as possible. Subject to availability and the conditions here, amendments to your booking can be made free of charge. If the amendment increases the price of your booking, the increased amount will be charged.
You may cancel your booking at any time. We do not offer refunds for cancelled bookings, unless a minimum of 1 months’ notice is given with a valid reason (you may be charged an admin fee to cover our costs)
Arrival and Departure:
Pitches are available from midday on the day of your arrival and must be vacated by 11.30am on the day of departure unless otherwise agreed with Manor Farm.
On arrival, please report to the farm shop opposite the campsite. If you expect to arrive after 6pm weekdays or 5pm weekends, please let us know so we can give you your pitch number. You can then head straight into the campsite on arrival.
Pitches:
The pitches are a generous size, but please note that due to fire regulations you must pitch at least 3, preferably 6, metres away from anyone else. Unfortunately, if this rule is not adhered to you may be asked to re-pitch (and no one likes that!).
Electric Vehicle Charging:
Electric vehicles cannot be charged at the electric hook up points on your pitch. If found to be plugged in, we reserve the right to charge a £50 fee.
Barbecues, Fire Pits & Fire Safety:
Fire pits are available at £5 per night. We sell logs, charcoal, kindling, firelighters and matches in the farm shop if required.
Barbecues and fire pits may be lit provided they are raised off the ground and are in a suitable container. We do not allow open fires on site. You are liable at all times for any fire pits, BBQs and other activities undertaken around the site. You will find fire extinguishers in prominent places on the site, please make yourself aware of where these are located. We do not allow fireworks or Chinese lanterns on site.
Dogs:
We request that dogs must always be kept on a lead whilst on site. Please be courteous and always clean up after your dog as their poo is potentially very dangerous for the children on site and can cause blindness if touched. Dogs are limited to a maximum of two per pitch (free of charge).
Noise:
Please keep noise at a level which will not disturb other site users, especially between 9pm and 8am. No loud music at any time please.
Cleanliness:
We make every effort to keep the campsite clean and tidy and ask for your assistance in maintaining this standard by using the refuse and recycling bins and chemical disposal points provided. Please leave the bathrooms exactly how you would wish to find them.
Manor Farm’s ethos is environmental in every possible way. Please do your bit by separating your rubbish and using the blue bin for your recycling and the black bin for landfill. Anything that does not fit in the bin, please take home with you. We ask politely that you do not leave rejected camping equipment next to the bins as our bin men will not collect. You may be liable to a £40 charge if we end up having to dispose of bulky items.
Liability:
We do not accept responsibility for anything that adversely affects your holiday that is outside of our control. We advise you to have suitable travel insurance.
As our campsite is located in a rural environment, we do not accept responsibility for any damage, injury or inconvenience caused by livestock, plants, trees, wildlife or weather. We advise you to have the relevant insurance.
Should any of the vehicles owned by your party get stuck and require assistance or towing, we shall not be held responsible for any damage caused to the vehicle(s). You should check that your insurance cover will allow secondary towing.
We are covered by up-to-date Public Liability Insurance.
If you have a problem onsite, please speak to us to allow us chance to rectify the problem face to face.
